Sold in past 12 months – cottages on 2 acres – Haiku Maui Hawaii
Regarding the sale of small homes in Haiku Maui, I’m now looking at the recent history of cottages 1,000 square feet or less – lot size of 2 to 2.6 acres. This list doesn’t include properties with more than one legal dwelling, though in some cases there may be an illegal dwelling. In the case of CPR cottages, the total land for both portions will be 2 acres.
In the past 12 months there have been 11 closed sales and I’ll give more details.
These are cottages that are NOT Condominium Property Regime (CPR):
- 7 sales priced between $808,000 – $1,220,000 with only 1 priced under $1,000,000
- average sale price was $1,034,600. Median sale price was $1,050,000
- total dollar volume was $5,173,000
- average Days on Market was 107 and median DOM was 90
- none were oceanfront, none were distressed sales
- least expensive was 2665 Kaupakalua Rd. which was a 623 sf older home from 1945, plus some bonus structures, in a gulch with no views.
- most expensive was 1870 W. Kuiaha Rd. which had a few extra buildings that were useful for a buyer. Again, no ocean view, but lots of privacy.
These are cottages that are Condominium Property Regime (CPR):
- 4 sales priced between $885,000 – $1,075,000 with only 1 priced over $1,000,000
- average sale price was $953,000. Median sale price was $926,000
- total dollar volume was $3,812,000
- average Days on Market was 94 and median DOM was 62
- none were oceanfront, none were distressed sales
- least expensive was 752 Awalau Rd. which was a 1,000 sf newer 2Bed/2Bath home with carport on 1 acre
- most expensive was 4965 Hana Highway, which was a 984 sf 3Bed/2Bath single level home with carport on .8 acres and no ocean view.
What’s pending sale now on Maui?
There is just 1 cottage on 2 acres under contract in our MLS.
- 704 Kauhikoa Rd. is in the heart of Haiku town
- listed for $695,000 for a 720 sf cottage built in 1980, on 2.5 acres
- there have been difficulties with tenants and showings
- this is a super low price due to circumstances making for a tricky sale
Inventory is limited. Don’t wait too long to make a purchase.
What’s for sale now on Maui?
There’s 1 active cottage on 2 acres for sale in our MLS:
- 2566 Haupoa Place is listed for $1,450,000.
- fenced in, flat and all usable 2 acres
- cottage is 576 sf and built in 1976
- comes with infrastructure for multiple greenhouses, 1″ water meter
- mature fruit trees and orchid farm
- 4,000 sf warehouse with living quarters
