Large vacant lands on Maui – market update on sales and offerings

How’s the large vacant land market on Maui doing?

In the past 6 months –  Sept 27, 2023 through March 27, 2024 –  there have been 8 closed sales of parcels over 20 acres in Maui County, ranging in price from $490,000 – $11,700,000.  Let’s take a look at more details on each of these prime properties, ranked by sale price.  None were beachfront or oceanfront listings.

Note that five of these are in the Wailea/Makena region, in the area of the Makena Golf and Beach Club, and were sold before listing as part of a large scale development.  The total price for the 125 acres comes to $43,175,000 or about $344,000/acre which is a pretty high price considering no county water or other improvements.  This will be a high end development in the future.

0 Kalua Koi Road, Molokai – $490,000 – 207 Days on Market – 30.7 acres of AG land with improvements like fencing and gates, paved access roads, septic system.

0 Ulupalakua Road, Ulupalakua – $775,000 – 103 DOM – 25.8 acres of gently sloping open space with great multi-island views

0 Malaihi Road, Wailuku – $795,000 – 209 DOM – a complicated 35 acres with title issues and seller financing.

There’s a good selection of large parcels for sale on Maui and Molokai.  I left out any CPR lots that are smaller than 20 acres.  Here’s a summary, or click the link for all the 15+ acre listings, including those on Molokai and Lanai.

  • 17 active and pending (1) listings priced from $475,000 – $75,000,000
  • 5 are on Molokai and priced from $475,000 – $1,150,000
  • average price is $13,666,352 and median price is $3,500,000
  • 3 are oceanfront, 2 of them on Molokai
  • land size ranges from 20 acres to 3,547 acres (Hana)
  • none are bank owned
  • DOM ranges from 34 days to 645 days
