What’s for sale now in Paia, Kuau, and Spreckelsville?

JULY 2020 – It’s good to see the inventory in the Paia area is back to “normal” despite these extraordinary economic times.  Homes and condos are coming on the market and selling.  Prices continue to trend upwards.  Are you in the market for a home on Maui’s north shore?  Let me know if you have any questions.

RESIDENTIAL FOR SALE:

  • 12 residential (house) listings priced from $625,000 – $4,950,000. 2 homes are pending.
  • Least expensive is 42 Pua Ole Street in the Skill Village neighborhood, just 27 days on market
  • 5 are priced under $1,000,000 including the pending sale at 204 Kahiko Street listed for $825,000
  • 4 are oceanfront/beachfront, starting at $2,225,000, and that one is pending
  • 1 has a detached mini cottage, and 1 listing is actually 3 houses
  • Days on Market ranges from 6 – 1013 days
  • CONDO: Kuau Plaza unit 106 is listed for $538,000 and it’s pending (2Bed/2Bath)

RESIDENTIAL SOLD SINCE JANUARY 1, 2020:

  • 10 residential (house) sales priced from $622,500 – $2,300,000
  • average sale price was $964,240 and median sale price was $849,950
  • least expensive was 504 Kahua Place in Upper Paia, after 110 days on market, and the only bank owned home
  • most expensive was 2409 Waipua St, a fairway home in Spreckelsville
  • only 1 was oceanfront – sort of – it was part of a CPR which was oceanfront
  • 2 were CPR or residential condo homes
  • Days on Market ranged from 33 – 374 days
  • CONDO: Kuau Plaza unit 210 sold for $385,000 after 73 days on market (1Bed/1Bath)
