It’s already been a busy year, with homes selling faster than usual in this sunny beach town on the north shore of Maui. From January 1 to April 20, there were 13 home sales in our MLS, priced from $705,000 – $9,100,000.
- average sale price was $2,546,307. Median sale price was $1,788,000.
- average Days on Market was 113. Median DOM as 101.
- 10 homes were single homes, 2 had a detached cottage, and 1 had an attached ohana.
- 3 were oceanfront or beachfront, starting at $3,550,000
- 1 was a CPR (residential condo) home priced at $1,788,000.
- none were bank owned or short sales
- lot size ranged from 3,001 square feet to 1.28 acres
- Skill Village had 3 sales priced from $705,000 – $780,000.
- 258 Kahiko St. is notable at $1,200,000 for a 5Bed/3Bath home behind the community center
- least expensive was 533 Pili Loko St. – a 3Bed/2.5Bath home in Skill Village.
- most expensive was 22 Waa Pl. – beachfront house and cottage on 1.28 acres with two TMK’s
What’s pending sale now in Paia Maui?
Paia, Kuau and Spreckelsville homes are getting snapped up. There are 7 homes under contract in our MLS, priced from $854,000 – $6,500,000.
- average list price is $3,324,000. Median list price 1s $3,250,000.
- average Days on Market is 86. Median DOM as 22.
- 2 are both parts of a CPR (residential condo) house and cottage across the street from the ocean, and totaling about 2 acres. Together the price comes to $9,750,000.

It’s always the same story here – only a handful or two of homes for sale, with a wide price variation. There are 11 active home listings for sale in our MLS, priced from $757,000 – $12,000,000.
- average list price is $5,546,363. Median list price is $2,600,000.
- average Days on Market is 105. Median DOM as 64.
- none are bank owned or short sales.
- lot size ranges from about 4,400 sf to .8 acre.
- lowest priced is a 3Bed/2Bath home in Skill Village – completely remodeled and like new.
- most expensive is a beachfront luxury home near Mama’s Fish House in Kuau
